Exterior Restoration

The first phase of this project was to perform a forensic investigation, including a structural analysis, to determine the cause of brick deterioration and water intrusion and then provide a recommendation to stabilize and repair the exterior walls of the building. The study showed that the cause of the housing unit existing steel security windows and brick veneer deterioration was due to the sagging of long, span concrete beams, expansion joints that were mortared solid and through-wall flashing that had deteriorated inside the walls. The existing face brick veneer and all window units were removed and structural columns were added to stabilize the sagging beams. The new brick veneer and window systems were redesigned to meet current industry standards to stop water intrusion, penal security performance requirements and energy efficiency standards.
